Initial Consultation

We work to understand exactly what you want to build, where, and by when. Lot size and dimensions, setbacks, flood and wind zones, soils, utilities, and access are assessed and documented.

The required move‑in date, target budget, and preferred style are covered to set priorities. Current challenges are brought to light—permitting hurdles, design choices, and contractor availability—and the lot is screened for buildability, elevation strategy, drainage, and orientation.
Surveys and Testing
Boundary and Geotechnical
Essential to determining pricing, a boundary/topographic survey and a geotechnical (soils) report for lots define not just where you can build, but what you must build.

We'll help you order surveys and soil testing to accurately estimate the costs of building your new custom hurricane proof home.

Proposal & Pricing
How Much Does It Cost?
After we agree on the ideal design, BeachLife will present an all encompassing proposal that includes pricing as well as the estimated timeframe to complete your new build.

The pricing will be turn-key including flooring, finishes, kitchen and bath fixtures, cabinets and lighting.
Contracts & Permitting
Stamped Plans For Permits
Our team of design and civil engineers go to work as soon as you nail down your design choices. They will create a CAD and they will produce a set of stamped plans that will be presented to the municipality for approval.

Our team will submit the plans to the city on your behalf and work directly with building department to get the permitting for building.
Shop For Interior
Allowances For Interiors
Your contract will include budgets allowing you to shop for luxury kitchen, bath, and flooring items. Our exclusive partners who specialize in importing rare, beautiful materials from around the world.

Throughout the construction phases, you'll receive daily pictures and updates of progress. Your assigned project manager is committed to making sure you know the schedule and that we're always transparent, properly setting your expectations.
Move In
This is what you've been waiting for
Throughout the building process, scheduled inspections ensure your home meets safety, code and quality standards, finalized with the issuance of a Certificate of Occupancy (CO) after the final approval.

Once the CO is issued, you’ll complete a walkthrough and then it’s time to move into your beautiful new home.
